What a villa pool costs in Dubai

A standard 8 × 4 m concrete pool is estimated at AED 120,000 to 230,000 for the core build, before VAT. With drawings, approvals, a deck and a chiller, plan on roughly AED 160,000 to 300,000.

Estimates by pool type

These ranges cover the pool itself: digging, the shell, waterproofing, pump and filter, basic tiling and coping. They come from published 2026 market estimates, not from quotes for a specific garden.

PoolTypical sizeEstimate (AED)

Overflow or infinity edge8–12 m, custom280,000–500,000+

Before VAT. A small pool doesn't cost proportionally less, because the pump room, filtration, drawings and getting the crew on site cost much the same at any size.

What usually costs extra

Many quotes leave these out of the headline price. If one quote includes them and another doesn't, the two totals can't be compared.

ItemEstimate (AED)
Consultant drawings and approvals8,000–25,000
Difficult access, rock or groundwater5,000–50,000+
Pool chiller15,000–40,000
Heating and cooling unit30,000–65,000
Salt chlorination8,000–25,000
Automatic cover30,000–80,000

Decking beyond the coping, landscaping, a safety fence and putting the garden back together are also often excluded. Ask for them by name.

Why two quotes for the same garden can differ by AED 100,000

Usually because they price different pools. One includes the chiller, a deck and the drawings; another covers the shell and filtration and nothing else. Tile is another gap. The tiled area of a pool is much bigger than its water surface: an 8 × 4 m pool with an average depth of 1.5 m has about 68 m² of floor and walls to finish, against 32 m² of water.

Access matters too. If a digger can't drive in through a side gate, the soil has to come out by hand or over the wall, and the price goes up.

How long it takes

Plan on two to six weeks for drawings and approvals. On site, a fibreglass shell takes about two to five weeks and a standard concrete pool about eight to twelve. Overflow and infinity pools can take twenty weeks or more.

Summer builds run slower. From 15 June to 15 September, the UAE midday break stops outdoor work in direct sun between 12:30 and 3 pm every day.

Questions about pool costs

How much does an 8 × 4 m pool cost in Dubai?

Published 2026 estimates put the core build of a standard 8 × 4 m concrete pool at AED 120,000 to 230,000 before VAT. Add drawings and approvals, a modest deck and a chiller, and the same sources put the total at roughly AED 160,000 to 300,000 before VAT.

Is fibreglass cheaper than concrete?

Often, and it goes in faster. Published estimates for a fibreglass shell run from AED 75,000 to 180,000. The saving shrinks if the shell needs a big crane, a road permit or a lift over the house to reach the garden.

Does the price include VAT?

Not always. Ask each contractor to say whether 5% VAT is included and to show it as its own line.

Do I need a chiller?

It isn't a legal requirement. In the hottest months, outdoor pool water in Dubai can get too warm to feel refreshing, and a chiller cools it down. Ask for it as a separate line in the quote, with its capacity for your pool's volume and the electrical work it needs.

What should a pool quote include?

The size and depth, the structure and waterproofing, the pump, filter and dosing equipment by model, lighting, coping and decking, excavation and soil removal, who prepares and submits the drawings, the timeline, the stage payments and the warranty. Ask for a list of what is excluded, and whether the price includes 5% VAT.
